To Fernando Encinar, Head of studies of Idealist,”While the majority of studies and statistics already speak of rises of prices of housing in Spain, report of idealistic records still declines at the national level.

This difference is justified by the methodology of the report, having in mind the offer price of all homes on the market and not only of homes that have managed to find buyer. In this way reflects best what for us is an undeniable reality and that the standardization of the market is occurring at different speeds. These differences may be given even within large cities.

It is true that there are real estate products that are rising in price in certain areas where there has been a greater job creation and in which there is interest from investors. But in much of the State both purchase and rental prices continue to decline.

For this reason, not it is striking to return to hear of real estate bubble. After ten years of crossing in the desert, it is obvious that the sector had to begin to show signs of life. And not, There is no point of comparison with which we live then. Prices are below what they were a decade ago, and in some markets this difference continues to grow. If anything it served throughout this tortuous process which we have seen has been to change the mentality of the Spaniards into something and break definitely with three big mantras that for decades ruled the housing market: the housing never low, I'll never sell below what I bought and renting is throwing money”.
